“The question we get from prospective residents most frequently is, ‘Can I maintain the quality of life that I’m used to?’” said Jordan Pope, Coterie’s Director of Building Operations. “We created this property to do just that.”
Designed by the expert teams at interior design firm March and White Design, Coterie’s interior spaces were crafted to resemble the sophisticated homes residents were accustomed to. Fireplaces, fine art, custom furnishings, and carefully appointed lighting frame every vantage point of the 24/7 lobby, the library, the cozy atelier lounge, the club room, and the sky terrace. Other amenity spaces—the salon, fitness areas, and restaurants—deliver a look, feel, and level of service indistinguishable from those in lavish resorts.
Coterie offers residents on-site suites for physical therapy and massage appointments.
In the private residences, the goal is to craft a space with all the comfort and independence of home. The rooms are spacious, artfully designed, and equipped with an array of smart home technology so residents can easily tailor their private spaces to their personal preferences.
“The lighting in the residences is a perfect example of how this property continues to celebrate the individuality of our residents. They are surrounded by the same amenities and environmental control they’ve always had or better,” said Pope.
The design team specified control of the lights, shades, and temperature through Lutron’s Caséta smart home lighting control systems and Sivoia QS shades. Residents keep themselves comfortable by using conveniently located keypads and remotes or asking Amazon’s Alexa to dim the lights, raise the shades, or adjust the room temperature.
“We want residents to use the available technology, and we have Digital Innovation Directors on-site to assist whenever they’re needed,” said Pope. These systems also help residents maintain some of their most treasured routines. “We’re able to help them keep their off-site appointments with a trusted hair stylist, or attend social gatherings outside of the property with easy reminders through the Alexa devices in the room,” Pope added.
Maximize the Presence of Natural Light in Memory Care
Coterie Hudson Yards offers much more than an elevated assisted living lifestyle. The design team included thoughtful details throughout memory care floors to reassure residents that their long-term health needs will be accommodated.
For example, having access to natural light provides memory care residents with invaluable environmental cues, enabling them to better track the day’s progression and align their internal body clocks. To maximize the presence of natural light, Ketra lamps and automated Sivoia QS shades were specified throughout the memory care floors. Controlled by Lutron’s Athena system, the shades raise and lower automatically throughout the day, keeping rooms glare-free and cool while maintaining a connection to the outdoors.
The Ketra light sources throughout the residences and common areas work to pull natural light deeper into the interior with their proprietary Natural Light Show, a unique capability that allows the lamps to replicate the color temperature of sunlight as it changes throughout the day. This innovative lighting design provides one consistent lighting environment, where the natural light at the window blends perfectly with the artificial light.
Residents wake to gorgeous honey-hued mornings, shifting to energizing white light at midday. When it’s time for bed, soothing, warm white light signals that it’s time to wind down. The automated lights and shades put this nuanced, dynamic environment on autopilot so staff can focus their attention on the residents. Hand-finished Palladiom keypads with large, backlit buttons enable staff to modify room lighting to best fit the task at hand.

Programming is rarely perfect 100% of the time, so it’s imperative the Lutron control system is flexible and easy to adjust. “One of the most important things Lutron has done for us is to make it impossible to mess the system up,” said Pope. “This makes it possible for our staff to take advantage of the system’s capabilities, like creating a bright pink dance floor for an event. If a resident expresses a preference to go to bed earlier, a member of the staff can adjust the settings on the Athena app so light in the room dims to a warm glow and shades lower sooner in the day.”

Fully outfitted with Lutron lighting, shades, and controls—from the lobby and lounge areas to the private residences and the more specialized memory care floors—Coterie provides the background that best suits the people living there—every day, every age, and every occasion.
“Once, I was touring the building, talking to residents, and I asked someone what their favorite part of the building was. She said, ‘Oh, Ricardo in the bistro.’ That’s when it hit me; we’re making backgrounds. What’s really important is the people in the building. We just need to make sure we’re providing the best tools to help them do their jobs,” said Eckhart.
